The Steps to Buying Your New Home:


  1. Establish a relationship with a REALTOR®
    Buying a home is one of the biggest steps and biggest financial investments most people experience in their lives. At CENTURY 21 Sweyer & Associates, our agents are trained to guide you through every step involved in buying the right home for you and your family. Our experts can assist you with financing, negotiating and ensuring that the due diligence on your new home is done.
  2. Find out how much you can and want to spend
    What you can afford in a home depends on your income, job history, credit rating, current monthly expenses, amount you will put down, the current interest rates and what you would like your monthly payment to be. There are several resources that you can use to estimate what price home you can afford, but nothing is as solid as meeting with a lender.
  3. Decide what is important to you in a home
    While your opinions on the type of home you want during the home buying process, youll want to decide what you absolutely must have in a home and what you may be able to trade out. Use the Needs & Wishes Worksheet to help you set your priorities.
  4. Home search
    Your CENTURY 21 Sweyer & Associates agent will perform a comprehensive search of available properties based on your needs and desires. At that point, they will view the homes with you so that you can narrow your selection.
  5. Make an Offer
    Making an offer of purchase is the first step in securing the home you want. Your CENTURY 21 Sweyer & Associates agent will explain the terms of the contract to you and guide you in writing an offer. Once the offer is written, your agent will present the offer to the Seller and Sellers Agent. The seller will either accept or counter your offer. You will then negotiate until you and the seller agree on all of the terms. Your agent will guide you through this process and act as a liaison with the seller.
  6. Schedule Inspections
    Once your offer is accepted your agent will assist you with setting up a Home Inspection, Termite Inspection and any specialty inspections that you elect to do.
  7. Shop for homeowners insurance
  8. Settlement
    Settlement describes the payment of the balance of the purchase price the buyer owes on the property, and the transfer of the title. It takes place on the possession date specified in the agreement.
