Wilmington, NC  / January 23, 2012 – CENTURY 21 Sweyer & Associates hosted their 9th annual “Kickoff Rally” on January 20^th to gear up for their 25th year in business in 2012.  All CENTURY 21 Sweyer sales associates, managers, and staff attended the motivational kickoff, which covered techniques for success in the evolving  real estate market .

Owner, Jeff Sweyer spoke about goals and introduced campaigns for the new year.  He announced that CENTURY 21 Sweyer’s theme for 2012 is “Smarter. Bolder. Faster.”  Sweyer said, “In order to grow our business we feel it’s important to provide an atmosphere that embraces this theme.  SMARTER about trends in the market; BOLDER about getting homes sold; FASTER about getting out of the gate as quickly as possible.”

 The meeting kicked off with several clips from Sweyer agents sharing what they believe it means to be “Smarter. Bolder.  Faster.” in real estate.  “One of the main reasons we have a kickoff annually is to help everyone get refocused for the new year”, Sweyer said.  Jeff Sweyer has the entire organization, from the Sales Associates to the support staff focused on the same message so they can offer the best customer service possible to their clients and provide them with the most up to date information available to help them with their real estate decisions.

Further demonstrating what it means to be  “Smarter. Bolder. Faster.”,  for the first time in the 40-year history of CENTURY 21, they will air a commercial during the Super Bowl, the most watched television event of the year.

For the first time in five years, existing-home sales have increased for four months in a row, according to the National Association of Realtors®.

Existing-home sales – including single-family, townhomes, condominiums and co-ops – rose 7.2 percent to a seasonally adjusted annual rate of 5.24 million units in July from a level of 4.89 million in June, and are 5.0 percent above the 4.99 million-unit pace in July 2008.  The last time sales rose for four consecutive months was in June 2004, and the last time sales were higher than a year earlier was November 2005.

In the South, existing-home sales rose 7.1 percent to an annual pace of 1.95 million in July and are 5.4 percent higher than July 2008.  The median price in the South was $164,500, down 7.1 percent from a year ago.

The National Association of REALTORS® announced yesterday that existing home sales are up for the third consecutive month. Regionally, existing home sales improved in the South by 4.0%, the highest increase second only to the West.

The stock market rallied yesterday based on this positive news and the Dow broke 9,000 for the first time in six months based in part on encouraging housing data.

We came across this article with some great information about real estate in our state.

HOMEOWNERSHIP

· Nationally, the median existing-home price increase for all housing types from February to March was 4.2 percent, much higher than the typical 1.8 percent seasonal increase between those two months.

· The National Association of Home Builders recently announced that half of all U.S. households (55 million to be exact) can now afford to buy the median priced $200,000 new home. That’s up 45 percent in the past 24 months.

· Home-builder confidence was in the double digits in April for the first time in six months. First-time homebuyer activity has surged. In March, first-time homebuyers accounted for 53 percent of transactions.

· The average price of a home in March 2009 has increased approximately 20 percent when compared to March 2000.

FORECLOSURE FACTS

While foreclosure filings rose 24 percent nationally, the number of foreclosures in North Carolina fell 42 percent in the first quarter from the same period last year.

In the latest quarter, North Carolina ranked 36th in the nation for foreclosure filings. In March alone, foreclosure filings fell 40 percent when compared to the same period last year.

ECONOMY

Six N.C. cities – Raleigh, Durham, Asheville, Wilmington, Winston-Salem and Charlotte – were among the top 20 “Best Metros” in the country for
business and careers, according to Forbes.

In a recent study from the National Low Income Housing Coalition, North Carolina ranked 21st in affordable housing.

North Carolina recently was named the second best state in which to conduct business, according to Chief Executive magazine.

The news is buzzing about February housing starts. According to reports, housing starts were up 22% in February after a 14% decrease in January. Building permit applications also rose 3% in February. These applications are a good forward looking resouce that indicate that builders are feeling good about the future.

“Wait a second,” you say. “Housing starts? But isn’t there enough inventory already?”
Well, our local market sold 4.2% of their total inventory and at Century 21 Sweyer, we cleared 5.4% of our total inventory. It may not sound like much, but it accounts for 240 residential units sold in the area, which is an increase of 25% over sold residential units from a slow January.  Its a step in the right direction, and housing starts are simply an indicator of the health of the overall market.

So is it the rebound? Nobody can answer that question, but it feels good. Activity is up – the phones are ringing, more properties are being shown to potential buyers, and the builders are going back to work.

Pending home sales increased as more buyers took advantage of improved affordability conditions, according to the NATIONAL ASSOCIATION OF REALTORS®. Big gains in the South and Midwest offset modest declines in other regions.

The Pending Home Sales Index, a forward-looking indicator based on contracts signed in December, rose 6.3 percent to 87.7 from an upwardly revised reading of 82.5 in November, and is 2.1 percent higher than December 2007 when it was 85.9.

Lawrence Yun, NAR chief economist, says the index shows a modest rebound. “The monthly gain in pending home sales, spurred by buyers responding to lower home prices and mortgage interest rates, more than offset an index decline in the previous month,” says Yun. “The biggest gains were in areas with the biggest improvements in affordability.”

NAR’s Housing Affordability index rose 10.9 percent in December to 158.8, the highest on record.² The HAI shows that the relationship between home prices, mortgage interest rates and family income is the most favorable since tracking began in 1970.

“Significant uncertainty still clouds the housing market despite improved affordability conditions. For a sustainable housing market recovery and, hence, sustainable economic recovery, we need a significant housing stimulus and mortgage availability for qualified borrowers,” adds Yun.

The PHSI in the Northeast slipped 1.7 percent to 62.1 in December and is 14.5 percent below a year ago. In the Midwest the index jumped 12.8 percent to 83.7 but remains 1.2 percent below December 2007. The index in the South surged 13.0 percent to 96.8 in December and is 1.6 percent above a year ago. In the West, the index fell 3.7 percent to 97.5 but remains 17.5 percent higher than December 2007.

NAR President Charles McMillan, says the rise in contract signings is encouraging. “However, housing activity remains weak compared with potential demand, and the market is fragile given the economic backdrop,” he said.

“We can’t take our eye off the need to stimulate housing, which can set the foundation for an economic recovery,” McMillan says. “Last week’s actions in the House to eliminate the repayment feature on the first-time home buyer tax credit, and to raise mortgage loan limits, are helpful. However, we need to take additional steps to meaningfully draw down inventory and stabilize home prices.”

McMillan says some enhancements that could bring more buyers into the market include expanding the $7,500 tax credit to all home buyers and extending it until the end of 2009, and making loan limit increases permanent. “We also need to direct funds in the Troubled Asset Relief Program to add liquidity to the mortgage market, buy down mortgage interest rates and increase other forms of credit,” he says

Yun says the outlook for housing and the economy is murky. “Although Congress and the Obama administration are taking steps to help the economy, the stimulus package must deal with the root cause of the economic downturn, and apply the right fix to turn it around. If housing is ignored, a significant downward overshooting of home prices would continue to drag the economy down independent of the scale of the stimulus,” Yun says.
